Hemphill is an established community located off Hwy 701 on the banks of the Waccamaw River and National Wildlife Preserve. Originally developed around 2007, there are still some lots available here, as well as "to be built" homes by different developers and custom home builders.
With the exception of a few direct waterfront lots and homes, prices here are quite affordable. In looking at the last seventeen properties sold, the most expensive was a 3 bedroom with vaulted ceilings and most upgrades, not quite completed, and was sold for $155,575. Many are built by C & R Builders and averaged around $125,000. Most were ranch style, and range from 1200 to 1500 sq ft. Large yards are the norm, with fencing and landscaping. All offered a two-car garage. At this time a waterfront lot is listed at $89,000, and waterfront home for $355,000. Only a handful of properties directly on the river are in this community.
Children attend South Conway Elementary, Black Water Middle School, and the popular Carolina Forest High School. The community is outside the city limits and HOA fees are under $30 a month.
